A number of folk have asked about parts for the mailboxes. I have successfully obtained and installed a new mailbox lid ($26.00) and hinge ($8.00) as my old one failed to close properly.

New HomeOwner Information

Firstly the Board would like to welcome you to our wonderful community and trust that you enjoy owning a home and living here as much as we do.

When one first comes to a new community there are so many things that are different and strange - we have prepared this page to assist you with getting acclimated and settled in ASAP.

As a new member of the Waterford Pointe HOA, at the closing of your home purchase you should have been advised of the following:

  • New member initiation fee - $250.00 - HOA charges this fee to establish your new account and ensure all the required information is captured and confidentially managed.
  • Monthly HOA dues - $245.00 (this has been held at this level for some years now and will likely continue for 2011)
  • Annual HOA fee - $250.00 due January of each year. (thus total HOA fees are $3190 per anum)
  • You are now a member of a deed restricted community. Under Florida law you are required to abide by the terms and conditions of the covenants established at the initial development of the community and as properly amended from time to time. Please refer to Documents attached here.
  • Information about utility companies serving our community.
  • Should you have any questions or concerns about things happening in the community you should contact ourcommunity manager and for urgent security matters thesecurity guard's contact details. Access codes for the gates and your contact details for advising you of guest arrival should be given to Bruce or the on duty security guard.
  • Under the terms of the covenants, any changes of any significance to the exterior of your property (e.g. major landscaping, paint color change, and structural changes) must first be presented to the Architectural Review Committee on the form provided. Please note you must register on the website to gain access to this form.
  • The board meets throughout the year and as required by Florida statute these are notified at least 48 hours in advance on the notice board to the left of the exit gate. Any member of the community is welcome to attend board meetings - normally held in the club house.

Community Security

It has come to our attention that many of the communities surrounding Waterford Pointe have been experiencing vandalism to cars left in the driveway. The vandals are breaking the windows. Here are some ways that you can help prevent this happening in our community.

  1. Trust your instincts If you see suspicious activity in the neighborhood, report your suspicions to the Waterford Pointe Guard (407) 909-0298 on duty or the police. You may be helping keep another person from being a victim of a car break-in – or worse.
  2. Always Keep your cars Garaged At home, make sure your garage door is kept down. And always lock your car once parked in your garage. If parked outside keep your car visible, park in well-lit areas, avoid having your car concealed by landscaping or view from the street. Always park your car in your garage, even if you’ll be leaving again in a few minutes.
  3. Don’t make it easy Don’t leave spare keys in your vehicle. An experienced thief knows all the hiding places. Keep windows and sunroofs closed and doors locked. Remove garage door openers from car.
  4. Activate your vehicle’s alarm Don’t have one? Factory-installed anti-theft systems are best, but a professionally installed alarm can discourage a car break-in thief who likes to work in silence.
  5. Hide your valuables Do not leave valuables in plain sight in the passenger area of your vehicle: remove them. Take valuables out of the car or lock them in the trunk. If you have a wagon or SUV that leaves your cargo area open, get a retractable fitted cover to keep shopping bags or other belongings hidden.
  6. Don’t hand a thief your keys Take your keys with you. And if you think you have a great hiding place for a spare key, car break-in thieves know to look above the visor, in the center console, under the floor mats, magnetic key holders under bumpers.
  7. Store electronic items After you’ve put your stuff in the trunk, don’t forget such telltale evidence as power plugs, MP3 adapters and navigation system windshield suction-cup mounts. Thieves know what they’re looking for, so hide the electronic accessories, too.
  8. Take it one more step Many vehicles are broken into with the intent of stealing the vehicle itself. Visible anti-theft devices, like steering wheel locks, steering column collars or brake pedal locks, may discourage the would-be thief from breaking in and trying.
